Hot spot for residential development get the green light from Arlington and Kennedale for two projects

In recent action the city councils of Kennedale and of Arlington gave approval for two different housing developments along Little School Road in Kennedale and Eden Road in southwest Arlington near the Tierra Verde Golf Club. Both editions are in an area that continues to be a magnet for new home construction. The area is west of U.S. Highway 287 and along Eden, Mansfield Cardinal and Little School Road. The new subdivisions are in the Kennedale school district but in different city limits.

KENNEDALE -?The Vineyards will include approximately 45 acres of pasture that runs along Mansfield Cardinal Road and North Little School Road directly across from Brookstone Estates. {{more}}The property is currently owned by the Harper family and will be developed by Alluvium Development, Inc.

The family friendly subdivision will have 117 lots with 4 different sizes permitted. It will be designed to encourage a sense of community with covered front porches and oversize sidewalks to promote a more pedestrian-friendly environment. It will have approximately 5 acres of open spaces that will include 5 ponds with landscaped sidewalks and ornamental benches and street lights. It will include a place for an optional community garden and will have a home-owners association.

The homes will start at $250,000 and will have a minimum of 2200 square foot with some home with a minimum 3000 square foot of floor space. ?

Access will be on North Little School Road in line with Sonoma Drive and off of Mansfield Cardinal Road.

The new subdivision was approved unanimously September 12 by the Kennedale City Council after staff information was presented Rachel Roberts, City Planner and then a developer presentation by Terrance Jobe, President of Alluvium Development, Inc. Alluvium had requested a zoning change.? City Council members did make several small alterations but were satisfied that it met planning and zoning guidelines and the overall goals for the city of being a ?Sustainable, Attractive City? and ?Be Family Oriented?. ?

No one spoke at the public hearing scheduled for this item.

Jobe said that he hopes to start work on the development in early 2014.

SOUTHWEST ARLINGTON -?Eden Village is billed as a high-end 40-home, gated subdivision in southwest Arlington. It will be located north of Eden Road and west of U.S. Highway 287 and is to feature homes from $250,000 up, as well as green spaces and such amenities as walking trails and a dog-friendly park, designed to complement the nearby golf course.

The Arlington City Council unanimously approved subdivision developer Nathan Watson?s plan at its Sept. 3 meeting.

The 9-acre heavily treed plot, near the entrance to the Martin Luther King Jr. Sports Complex and Tierra Verde, is largely undeveloped and has been owned by an Arlington family since the 1950s. It sits between OverComing Faith Center and Eden Glen Estates.

With the average price expected to be $280,000, Eden Village homes will cost about $100,000 apiece more than single-family homes in the surrounding area, said Jim Maibach, the developer?s zoning consultant. The community will have smaller lots and amenities, including tree-lined sidewalks, that should appeal to seniors seeking a high-end, secure neighborhood, Maibach said.

?A lot of people hitting in their 50s and 60s don?t want big pieces of land to take care of. They want a quality home that has two or three bedrooms and large open spaces, and they want a secure, gated community,? Maibach said. ?They also want shade, amenities and trees. They want to get out and walk around their neighborhood and feel like they are not going to be mowed down by a car.?

Other amenities planned for the subdivision, which will have a homeowners association, include wrought-iron fences, decorated wooden garage doors, a gazebo, an outdoor fire pit, a cabana and walking trails that will eventually connect with the Sublett Creek Linear Park, Maibach said.

Construction at Eden Village could begin as early as next summer.?
