The City of Arlington is in the midst of developing a comprehensive vision for the US287 corridor that borders Kennedale and includes a large portion of the Kennedale school district. {{more}}
The Arlington Planning and Development Department has set a public meeting to present draft recommendations. This is the second public meeting held on the subject. The first meeting was last October at R.F. Patterson Elementary. The plan focuses on the area bordered by I20 on the north and Turner Warnell on the south; Treepoint (Wildcat Way), Joplin, Jr Hawkins, Eden and Business 287 on the west and Green Oaks, Kelly Elliott, Ledbetter and Calender on the east. This includes 4,328 acres or 6.76 square miles.
The ?US287 Corridor Strategic Plan? will look at land use, circulation (roads and connections), branding and public/open spaces. Preliminary studies have found that there is increasing home values in the area; that there is a demand for flexible industrial/office space; that the area competes with Mansfield for retail services and that residents rate the school districts as important.
The tentative comprehensive plan calls for reinvestment in existing development, encouraging ?quality? new development, improve mobility, create a sense of identity and be a catalyst for opportunity.removing high density zoning for 287 property …
An example of reinvestment would be the Albertsons retail area at the corner of 287 and Sublett. Part of that would be connecting Joplin Road from Sublett to Eden Road and encouraging the development of office spaces between Joplin and the Salon Spa and Beauty stores in the Albertson?s retail area with up to 30 zero lot line housing with rear access from alley ways.

Of interest to the school district which owns much of the property north of Sublett and behind the approved Kroger Neighborhood Market, the area is no longer seen as a ?high density residential? i.e. multiple two or three story apartment units but ?low intensity mixed use? which could mean some town homes mixed with restaurant/office buildings. Other than the present high density residential areas (Median Way and behind Albertsons) there are no other areas proposed for this type of development.
Also of interest to many who travel Sublett to US287 and beyond, would be an expansion to the little Sublett bridge or creek crossing that would include a pedestrian walk along with wider auto crossing.

Commercial spaces would fill in the area along Eden between US287 and the MLK Sports Center/Tierra Verde Golf Club.
South of the Pitt Stop Caf? on Bus287, where Arlington borders part of highway, proposed zoning would change from lite industrial to community commercial which would greatly restrict future salvage businesses and limit expansion of existing ones with a general phase out. Future salvage yards would require specific use permits, 8 ft solid screening, 50 ft set back or 25 ft with tree screening. This would align with the City of Kennedale vision for Bus287 for light industrial and urban corridor.

Under improved mobility i.e. rush hour traffic congestion, is the reconstruction of the IH 820/US 287 and IH 820/IH 20 and the expansion of the number of lanes. This is unfunded at this time but hopes are to put it as a top priority. Other road improvements would include the widen of Eden Rd to the Kennedale city limits as possible 2 lane divided roadway with sidewalks, connection of Sublett to Eden via of Joplin Road and Golf Club Road (Maintenance road now) to Mansfield Cardinal.

Walking and bike plan would include a bike lanes along Sublett from US287 to Kennedale city limits and Kelly Elliott; a side path along Curry and Eden roads; a trail from Sublett to Treepoint Park and a trail that would connect trails at MLK Sports Center east across 287 to other proposed trails.Read more about it see FOCUS287
