The Kennedale Senior housing development located at 332 New Hope Road in Kennedale started leasing one and two bedroom apartments in September and is now 64% leased.??{{more: continue …}}?

The development includes 138 apartments which are all now finished and available, in fact there is a waiting list on some of the apartments.

For those not familiar with the Kennedale Senior development, the zoning for the project was approved by the Kennedale City Council when it changed the zoning for the 24 acre property was changed from R-3 single family residential to a planned development for senior citizens in July of 2015.

Rents meets range of incomes …?

Developers and Kennedale city planners agreed that there was a high demand for this type of development. It was purposely designed to offer a range of pricing from market value to lower than market pricing that would be income based.

The development is an independent living arrangement and does not offer assisted living housing. Residents have to be 55 years or older and no children except the visiting kind time and short term only. It is actively managed and maintained.

While three are 50 apartment available at this time, these are restricted for those with lower incomes. Those that were available at market price – $750 for one bedroom and $950 for two bedroom ? went fast and there is now a waiting list. Those apartments that were set aside for the individuals in the lowest income bracket are also rented with a waiting list established. It is the middle range where the remaining apartments are available.

Local residences came calling first ?

The front office staff for Kennedale Senior said that the majority of those who have rented either came from Kennedale or the surrounding area in Arlington. Those in Kennedale reportedly had been waiting to sell their houses and were happy that there was something in the city so that they did not have to move away.

While the minimum age is 55, Kennedale Senior stated that most of the residents that have moved into the apartments are in their 60?s and 70?s.

Each apartment is part of a 4 apartment unit, all at ground level. The one bedroom apartments are 850 square feet while the two bedroom apartments are 1,034 square feet. The units are spread out over 17 acres with sidewalks, off the street parking, several gazeboes with picnic tables and a clubhouse with a fitness room and community room. It is also adjacent to Sonora Park with its walking trail and fishing pond.

The management has already started planned activities at the clubhouse. One of the upcoming presentations will have representatives from TCU who will giving a talk on returning to work for those seniors who have retired but are considering that option.
